General Surveys and Inspections
Leak investigation and standard checkups for repair, maintenance, and maximization of the building envelope. Performed in conjunction with ASTM D7053.
ASTM D7053 Protocol: Describes methods for determining and evaluating causes of water leakage in low-sloped roofs. For this purpose, water penetration is considered leakage and therefore problematic, is causing or is likely to cause premature deterioration of the roof, building or its contents, or is adversely affecting the performance of other components of the building. A roof is considered an assembly including the membrane, insulation, vapor retarder (if required), deck, and structural components.; excludes moisture-related problems in roofs caused by condensation.
Pre-Acquisition Inspections
Identification of current conditions, deferred / required maintenance, life cycle expectations of building envelope materials, and budgets for improvements of your property. Performed in conjunction with ASTM E2018.
ASTM E2018 Protocol: Conducting a baseline property condition assessment (PCA) of the improvements located on a parcel of commercial real estate by performing a walk-through survey and conducting research to identify and communicate physical deficiencies to a user. The term physical deficiencies includes the presence of conspicuous defects and material deferred maintenance of a subject property's material systems, components, or equipment as observed during completion of the PCA. This definition specifically excludes deficiencies that may be remedied with routine maintenance, miscellaneous minor repairs, normal operating maintenance, etc., and excludes de minimis conditions that generally do not present material physical deficiencies of the subject property.
Quality Assurance Observation
Progress inspections for construction projects ensures compliance with manufacturers installation instructions, design specifications, submittals, and contracts. Performed in conjunction with ASTM D7186.
ASTM D7186 Protocol: This practice is applicable to new construction or reroofing projects involving the installation of a new roof system, the removal of existing roofing and installation of a new roof system, or recovering an existing roof. It is also applicable to roofing projects involving repairs or scheduled maintenance to an existing roof.
Flood / Water Testing
Diagnostic field testing to reproduce leaking conditions (leak investigation) or confirm the integrity of an installed membrane. Performed in conjunction with ASTM D5957.
ASTM D5957 Protocol: Method for testing the watertightness of waterproofing installations applied to horizontal surfaces having a slope not greater than 20 mm/m (2% slope) (1⁄4 in. per ft).
Borescopic Imaging
Semi-invasive imaging into concealed cavities (walls, enclosed ceilings).
